It’s a pretty heady claim, we know. But if you’ve spent any time looking at Cliff May homes, either in Orange County or Long Beach, you start to develop “the list.” It’s the things you’re looking for in a Cliff May and because inventory is so constricted, you stop thinking about the things you can change and you start focusing on the things you can’t change or the things that would be difficult to change. You realize that paint and flooring are easy, but an awkward addition or bad lot siting are deal breakers.
And that’s the reason why this home is the best Cliff May all year. It may not have the biggest lot (in fact, it’s on the small side, but that doesn’t matter, and I’ll tell you why below), it’s certainly no the most done, but it is largely original, has an addition that not only looks great, but works…it started life as the larger 4 bedroom model…and it’s extremely well-sited in a quiet, interior section of the Ranchos.
5800 square feet may not sound like a big lot, and it isn’t, but this home has a few key advantages. This home is extremely well-sited on the lot. it has an addition, but it takes up the space that mostly awkward, between the house in the garage. Being on the West side of Stevely, the house sits majestically up from the curb, but you don’t back to the high-voltage power lines. Furthermore, it creates something special — the front yard extends to close to the curb with a plant wall — it’s a HUGE extra outdoor space that feels natural — not fenced in. Our in back, the space isn’t large, but it’s private and it feels secluded. The Asian-inspired landscaping looks a little tired, but there are some specimen trees that are downright irreplaceable. This lot is really an A for the Ranchos.
Inside, you find a home that is mostly original. The owner is original, and the house has a delightfully Japanese influence. There are some modifications (the 4th bedroom is the new entry) and the bathrooms have been very creatively, and tastefully modified. We like. The addition creates an extra large, extra living room space. And the feel is spacious but not overwhelming. The extra space allows you to have a formal living space as well as a big TV area — often a point of contention for would-be Cliff May owners.
It’s not all rainbows and unicorns (is it ever?). There’s a reason the best Cliff May isn’t priced at $900k. This home is original — and that means it’s original. Down to the furnace and fascia trim that shows some obvious wood rot. There’s worn carpet throughout and the house feels 60+ years old inside. But it’s all fixable – and I don’t think it would take much. To have an extra large Cliff May on a great lot — this home is worth the effort. And priced under $800k, we think it’s accessible.
